Payments and rent

Rents

Rents are normally quoted calendar monthly, and payable monthly in advance. The tenant is usually also responsible for Council Tax, water rates, gas, electricity, and telephone costs. All rents are payable by bank standing order to our company bank account or your landlord's bank account.

Security deposit

A security deposit equal to one months rent will be required. This deposit will be treated in accordance with the Tenancy Deposit Protection regulations, and you will be provided with the appropriate prescribed information and receive details regarding the scheme used (we currently use the Deposit Protection Scheme). The deposit is held to cover damage, breakages, and any other liabilities under the terms of your tenancy agreement. Please note that under no circumstances can the deposit be used by the tenant to cover rent.

Fees

If you rent with us our administration fee is ZERO.

Example of when we receive your payments

Based on a two bed property at £600 pcm:

Stage 1 – payable as soon as possible after viewing the property you want

  • Reservation deposit (equal to one weeks rent): £138.00
  • Referencing fee: ZERO
  • Total: £138.00

Stage 2 – payable on the tenancy start date

  • Security deposit: £600 (this will be paid into the DPS custodial scheme)
  • Admin fee: £0
  • Check in: £0
  • First month's rent: £600.00 (less holding deposit of £138.00 = £462.00)
  • Total: £1,062.00
